Bahrain Free Trade Zones

Bahrain Free Trade Zones are most relevant to businesses involved in manufacturing, logistics, warehousing, re-export, international distribution, and export-oriented activities. Bahrain does not follow the same free-zone model used in some other Gulf markets, so the right setup depends on your business activity, facility requirements, customs position, target markets, and whether you also plan to trade locally in Bahrain.

We assess these requirements before you commit to a location, lease, or company structure. Our support can include location assessment, company structure, ownership, Commercial Registration, licensing, zone or tenancy applications, project documentation, premises coordination, corporate banking, and residency support.

At MakeMyCompany, we bring 14+ years of experience supporting investors and businesses across the Gulf. We structure each Bahrain setup around the actual commercial and operational requirements of the business.

Our Free Zone Setup Services

A zone-based project is more than company registration. The company, licensed activities, premises, customs requirements and operating model need to work together. We manage these elements as one commercial setup so you know what is required before spending on land, warehousing, legalisation or project documentation.

  • Activity and location assessment: We review what the business will manufacture, store, distribute or provide, where goods will enter and leave Bahrain, the expected facility size and the markets you intend to serve.
  • Company structure and ownership: We establish the suitable legal form, shareholder structure and authorised management, and confirm the permitted ownership position for the selected activity.
  • Zone, park and tenancy applications: Where a location has a separate project or tenancy process, we prepare the business information, investment details, facility requirements and supporting documents.
  • Commercial Registration and licensing: We handle the trade name, company registration, licensed activities and additional approvals connected with the project.
  • Premises and operational coordination: We can coordinate industrial land, warehouse space, pre-built units or offices where they are part of the setup.
  • Post-registration services: We can continue with corporate banking, investor residency, employee visas, beneficial ownership filings, renewals and company amendments.

Is a Bahrain Free Zone Right for Your Business?

A specialist zone or industrial location can be valuable when the business genuinely needs customs, logistics, warehousing or industrial infrastructure. It is not automatically the best route for every foreign investor.

  • Often a strong fit: Manufacturing, industrial production, logistics, warehousing, re-export, regional distribution, third-party logistics and businesses that need dedicated land or specialised facilities.
  • A standard Bahrain setup may be more suitable: Consulting, marketing, professional services, many office-based businesses and locally focused activities that do not need bonded facilities, industrial land or specialist logistics infrastructure.

We compare both routes before recommending a location. If a standard Bahrain company and commercial premises are more practical, we will recommend that structure rather than place the business in a specialist location it does not need.

Free Zone and Industrial Location Options

The locations most relevant to investors searching for specialist zones in Bahrain are focused on logistics, industrial investment and international trade. The right option should be selected around the activity, facility requirement, customs position and target market.

Bahrain International Investment Park (BIIP)

Bahrain International Investment Park is Bahrain’s flagship industrial investment location for export-oriented manufacturing and internationally traded services. Located in Salman Industrial City, it offers serviced industrial land, pre-built units, office options and dedicated project support.

  • 100% foreign ownership for qualifying activities.
  • Published industrial land rental of BHD 1 per square metre per year.
  • Customs-duty exemptions on qualifying raw materials, plant machinery and spare parts imported for manufacturing.
  • Access to trade-agreement benefits where the relevant rules of origin are met.
  • Proximity to Khalifa Bin Salman Port, Bahrain International Airport and the King Fahd Causeway.

BIIP is best suited to businesses that genuinely need a manufacturing, industrial or export-oriented operating base rather than a simple commercial licence.

Bahrain Logistics Zone (BLZ)

Bahrain Logistics Zone is a customs-bonded logistics area next to Khalifa Bin Salman Port. It is designed for third-party logistics, freight forwarding, storage, distribution for re-export and value-added logistics such as assembly, packaging, labelling, testing and light processing.

  • 24-hour customs presence.
  • Multimodal access by sea, road and air.
  • Long-term land plots starting from 4,000 square metres.
  • A published tenancy lease rate of BHD 4.14 per square metre per year.
  • Pre-built warehouse options through zone developers.

BLZ is most suitable for businesses whose operating model depends on logistics, warehousing, re-export or supply-chain activity.

United States Trade Zone and Airport Cargo Infrastructure

Bahrain has developed the United States Trade Zone within Salman Industrial City to support manufacturing, logistics, distribution and commercial cooperation linked with U.S.-Bahrain trade. It should be assessed as an industrial and trade initiative, not as a general licence suitable for every activity.

Some older commercial material refers to a Bahrain International Airport Free Zone. Current airport development is better understood through Bahrain International Airport’s express cargo and logistics infrastructure rather than as a separate general-purpose company jurisdiction. Businesses needing air cargo, express freight, warehousing or aviation-linked logistics should assess the actual facility and licensing requirements before committing to a location.

Our Free Zone Setup Process

We manage the setup in a commercial sequence so the company, location, licence and operational requirements remain aligned.

1. Confirm the Business Activity and Operating Model

We review what the business will manufacture, store, distribute or provide, where goods will enter and leave Bahrain, whether local sales are planned and what facility is required.

2. Select the Location and Company Structure

We compare specialist zones, industrial locations and standard commercial premises against the activity, then select the appropriate legal form and ownership structure.

3. Prepare the Zone or Project Application

Where required, we prepare the business plan, investment details, financial evidence, facility requirements and other supporting information requested by the selected location.

4. Complete Registration, Licensing and Premises

We handle the Commercial Registration, company documents, licensed activities and additional approvals, and coordinate the lease, warehouse, industrial unit, land or office documentation.

5. Complete Banking, Residency and Operational Requirements

After registration, we can continue with the corporate bank account, investor residency, employee visas, beneficial ownership filings, renewals and other requirements needed to make the company operational.

Bahrain Free Zone Setup Cost & Capital Requirements

There is no single package price or minimum capital figure that accurately applies to every zone-based project. The total requirement depends on the legal form, licensed activity, regulator, location, facility size and financial scale of the project.

A WLL has no general minimum share capital, although activity-specific requirements can apply. A closed BSC has separate statutory capital rules, while a foreign branch relies on the parent company and its supporting financial position.

For industrial and logistics projects, practical project funding often matters more than nominal share capital. A park or tenancy application can require a business plan or feasibility study, evidence of available finance, investment projections, facility and machinery details, employment projections and audited financial information for an existing corporate investor.

Typical setup costs can include:

  • Company registration and licensing.
  • Zone, park or project application requirements.
  • Land, warehouse, industrial unit or office rental.
  • Document certification and legalisation.
  • Industrial, environmental or sector approvals.
  • Utilities, facility fit-out and equipment.
  • Investor and employee residence requirements.
  • Corporate banking and professional support.

As reference points, BLZ publishes land tenancy at BHD 4.14 per square metre per year, while BIIP publishes industrial land rental at BHD 1 per square metre per year. These are land rates, not complete company setup prices.

We provide a case-specific quotation after we understand the activity, location, facility size and services required. We also review the practical financial capacity needed for the lease, facility, approvals and operating plan before you commit to the project.

How Long Does Free Zone Setup Take?

The timeline depends on the type of setup. A straightforward company registration can move faster than a manufacturing or logistics project that also requires project evaluation, facility allocation, tenancy approval, additional licensing or sector-specific approvals.

The schedule can also be affected by the shareholder structure, document legalisation, business plan or feasibility requirements, industrial or environmental approvals, and the availability of the selected premises. Once we review the activity, location and documents, we confirm the expected project sequence and timeline before the setup begins.

Documents Required for Free Zone Setup

The required file depends on the shareholder type, company structure, activity and chosen location. A manufacturing or logistics project may also need investment and facility documents beyond the normal company-registration file.

Basic Company and Shareholder Documents

  • Valid passport copies for individual shareholders.
  • Residential address evidence where required.
  • Proposed business activities and company names.
  • Shareholder, manager and authorised-signatory details.
  • A short description of the business and operating model.
  • Investment or financial information where required for the project.

Corporate shareholders can additionally be asked for the Certificate of Incorporation, constitutional documents, board resolution, Power of Attorney, ownership or group structure, audited financial statements and certified or legalised documents where required.

Project and Compliance Documents

  • Business plan or feasibility study where required.
  • Facility, land, warehouse or office requirements.
  • Machinery, equipment and raw-material information for manufacturing.
  • Employment projections and workforce details.
  • Environmental, industrial or sector-specific approvals.
  • Translation, certification and attestation of foreign documents where required.

We confirm the project checklist before you spend money on unnecessary legalisation, premises or equipment commitments.

Company Structures for Free Zone Setup

A company operating from a specialist logistics or industrial location is still registered under Bahrain’s company framework. There is no universal FZE or FZC legal form used for every project. In practice, the following structures are among the most relevant for international zone-based projects.

With Limited Liability Company (W.L.L)

A WLL is one of the most practical structures for privately owned operating businesses. It can be formed by one shareholder or multiple partners and provides limited liability. It is commonly used for manufacturing, trading and operating activities where the selected project and location permit it.

Branch of a Foreign Company

An overseas company can establish a Bahrain branch instead of forming a separate shareholder-owned subsidiary. This can suit international groups entering manufacturing, logistics or service activities while keeping the Bahrain operation legally connected to the foreign parent. Parent-company documents, board approvals, financial information and an authorised Bahrain manager or representative are normally required.

Bahrain Shareholding Company (B.S.C) Closed

A closed BSC can be suitable for larger privately held businesses, investment groups and substantial industrial or regional projects that require a more formal shareholding and governance structure.

Other Bahrain legal forms may also be available depending on the ownership, activity and project requirements. The structure should be selected around the actual operating model rather than the zone name alone.

Business Benefits of Bahrain Free Zones

The main benefits of establishing a company in Bahrain Free Trade Zones are linked to specialised infrastructure, customs treatment, international trade access, ownership flexibility and the ability to move capital and profits through Bahrain’s banking system. The exact advantage depends on the location and business model.

Tax Advantages

Bahrain remains a comparatively low-tax business location, but the available tax incentives depend on the activity and transaction model. A zone address does not automatically create a blanket tax exemption. Most ordinary Bahrain businesses are not currently subject to a broad general corporate income tax. Qualifying multinational groups can fall within the Domestic Minimum Top-up Tax, while a separate corporate income tax for certain local companies has been proposed for 2027 subject to legislation.

Bahrain does not impose a broad personal income tax on individual salaries. VAT Exemptions should also not be assumed solely from the location. Bahrain’s standard VAT rate is 10%, while qualifying exports, international transport and other transactions can receive zero-rated, exempt or different treatment when the relevant conditions are met.

Foreign Ownership

100% foreign ownership is available for many eligible Bahrain activities, including activities used by international manufacturers and logistics companies. The permitted ownership percentage depends on the licensed activity and legal structure, so we confirm it before the company, lease or project application is finalised.

Capital and Profit Repatriation

Businesses can transfer capital, profits and dividends through Bahrain’s banking system subject to normal bank and compliance requirements. The Bahraini dinar is pegged to the U.S. dollar, which can also provide exchange-rate stability for companies pricing imports, exports or contracts in USD.

Strategic Trade Agreements

The Bahrain Free Trade Agreement with the United States can provide preferential access for qualifying Bahrain-origin products that satisfy the agreement’s rules of origin. Bahrain also participates in the Greater Arab Free Trade Area and GCC trade frameworks. The term GCC Free Trade Agreement is commonly used commercially, but actual customs treatment depends on origin rules, the product and its destination.

For manufacturers and exporters, these tax incentives and the Bahrain Free Trade Agreement can influence where production, assembly or distribution should be located. Trade benefits should therefore be assessed as part of the supply-chain model rather than treated as automatic duty-free access for every shipment.

Business Infrastructure

The strongest advantage of Bahrain’s Free Zones is practical infrastructure. Logistics businesses can access bonded facilities, customs support and multimodal transport links, while industrial businesses can access serviced plots, pre-built units and project support. An office-based services company may not need a specialised location at all, which is why the location decision should follow the operating model.

What We Handle for Your Free Zone Setup

Our role is to connect company formation with the practical requirements of operating from the selected location. We assess the activity before recommending the route, confirm the ownership and company structure before documents are finalised, and coordinate the project sequence so registration, premises, licensing and operational requirements do not become separate problems later.

If a standard Bahrain company and commercial location are more suitable than a specialist zone, we will recommend that route. The objective is not to sell a zone package. It is to establish the business in a structure and location that can support how it will actually operate.

Frequently Asked Questions

No. Bahrain uses a more integrated company-registration model. The legal company is generally registered under Bahrain’s company framework, while locations such as BIIP and BLZ add their own project, tenancy, customs and operating requirements.

Yes, full foreign ownership is available for many eligible activities. The final ownership position depends on the licensed activity and legal structure, so it should be confirmed before setup begins.

No. VAT treatment depends on the transaction and the applicable VAT rules, not simply the company’s location. Bahrain’s standard VAT rate is 10%.

BIIP is one of the strongest options for export-oriented manufacturing and internationally traded services. The final choice should reflect the activity, facility size, utilities and target markets.

BLZ is specifically designed for logistics, freight forwarding, warehousing, distribution for re-export and value-added logistics activities.

It depends on the licensed activities, customs status and transaction model. A customs-bonded operation should not be assumed to have the same local-market treatment as a standard commercial operation.
